Twinsite

Commercial & industrial documentation · Texas

Your closeout package is from 2016
and three renovations ago.

We document commercial property as it actually is — every asset located, every surface measurable, every source shown — so a turnover package, a bid or a deferred-maintenance list starts from the building rather than from a binder nobody has opened.

Deliverables

As-builts that match the building.

Not a pretty render — a dimensionally honest capture you can measure, share, and hand to anyone who needs to understand the site without standing in it.

01

A measurable 3D model

The space as captured, dimensionally accurate, viewable in a browser with nothing to install.

02

Floor plans from the scan

Generated and labelled room by room, so the plan matches the building rather than the original drawings.

03

Located asset inventory

Every identifiable system and fixture, with make, model and serial where the nameplate is legible.

04

Nameplate photography

A readable photograph of each plate, so a warranty claim never rests on somebody's transcription.

05

Dimensional takeoffs

Room areas, ceiling heights, opening widths — pulled from the capture, not estimated.

06

Vendor handoff sheets

A single page on any asset, ready to send someone before they arrive on site.

Why it matters

A tape measure only works if you are there.

How wide is that opening? Will the replacement unit fit through it? Nobody knows, so somebody drives out to check — and the orientation visit, the one where a person goes purely to understand what they are dealing with, is the visit a record removes.

Contractors bid from the model instead of a site walk. Insurers see condition without an appointment. A manager two states away can look at the thing they are accountable for.

Deferred maintenance is easier to fund when you can point at it.

This is a spatial asset registry. It is not an inspection, and it is not an opinion on condition.

The record marks what was measured against what was inferred, and which items a person has actually checked. Anyone who does not show you that line is asking you to trust the parts they guessed.

Pricing

Quoted against the actual building.

Price follows three things: the square footage, how much of the property needs documenting in detail, and whether you need it once or on a schedule. Tell us those and we can usually scope it without a site visit.

Professional

QuotedOne-time + optional hosting

Small commercial and multi-unit operators with vendor and tenant turnover.

  • LiDAR capture and a measurable 3D model
  • Browser-based virtual walkthrough
  • Generated floor plans with room labelling
  • Per-asset handoff sheets to send vendors ahead of a visit
  • Periodic refresh available

Enterprise

CustomSetup + recurring, per portfolio

Larger commercial, managed facilities, and multi-building portfolios.

  • Everything in Professional
  • Hidden-space documentation — above ceilings, behind panels
  • Thermal imaging for pipe runs, leaks and electrical hotspots
  • Portfolio-wide search across every building
  • A living record that updates as service happens

Smaller single properties are usually better served by our residential arm, Twinstead, which starts at $499. We will say so rather than sell you a tier you do not need.

In development

Aerial & drone.

Roof, envelope and site capture from above — arriving as an add-on to every tier.

It is being built now. We would rather tell you it is coming than imply it is here.

The rest of it

Four companies, one product split four ways.

Documentation and care, residential and commercial. If you have landed on the wrong one, the right one is a click away rather than a phone call.

Honestly

What this is not.

Worth saying plainly, because these are the things people assume.

People do ask us for those. Ask anyway — if we cannot do it, we usually know who can, and saying so costs us nothing.

Next step

Tell us about the site.

Where it is, roughly how big, and what decision is waiting on it. We will tell you what it would cost and what you would get.
